Workplace Strategist, Transaction Manager, and License Administrator build on LiquidSpace's Global Marketplace and Workplace Manager

San Francisco, Calif., — LiquidSpace, whose global marketplace connects companies with flexible workspace from thousands of operators, today announced an expansion of the LiquidSpace Workplace Platform, adding Workplace Strategist, Transaction Manager, and License Administrator. Companies already use LiquidSpace to give employees on-demand access to workspace within their own policies and budgets. Together, those bookings reveal where people work, how often, and how consistently. The expanded platform combines that evidence with each company's portfolio and market data, so corporate real estate teams can decide where to commit, where to stay flexible, and act on it.

CRE teams make portfolio decisions constantly: whether to renew, relocate, consolidate, or open in a new market. The analysis behind each decision is rebuilt from scratch, and it rarely outlasts the decision itself.

When a lease comes up for renewal, the team gathers market data from multiple outside sources, asks providers how flex space would compare, and reconciles it all by hand against utilization. Weeks of work end in a spreadsheet the next planning cycle can't find. Booking activity that shows employee demand building in a new market seldom reaches the team deciding where to commit. And when Finance asks why a decision was made, the case has to be rebuilt again.

The Workplace Platform connects that work. Portfolio opportunities surface from the company's own portfolio, workforce, and booking data: an upcoming renewal, an above-market rate, a market where demand is building. Each one moves directly into sourcing and transition. The resulting commitment is tracked through renewal, and actual demand, utilization, and spend inform what the portfolio needs next.

“Every renewal, relocation, and new market is a portfolio decision,” said Mark Gilbreath, Founder and CEO of LiquidSpace. “What no one talks about is that flexibility multiplies them. Shorter terms mean more renewals, more decision points, and more pressure on the teams making the call. The Workplace Platform streamlines that analysis, so no matter how many decisions come up, teams have the opportunity to make the right call on each one.”

"Better real estate decisions are easy to promise," said Annie Dean, member of the LiquidSpace Board of Directors. "LiquidSpace starts from a more specific question: 'Should I have a lease in this location, or would something more flexible serve us better?' It brings both the evidence to inform that decision and the marketplace to act on it."

From finding space to managing the portfolio

The LiquidSpace Workplace Platform brings together five capabilities, starting with the marketplace:

Global Marketplace connects teams to on-demand workspace, dedicated private offices, and fully managed workspace across more than 100,000 spaces in 120+ countries, through relationships with thousands of workspace operators. Teams can build a comparison set of available workspace and pricing on demand, without waiting on an outside market survey.

Workplace Manager governs employee access to workspace, with policies, budgets, and spend controls across teams and markets. Teams can see what was used and what it cost.

Workplace Strategist brings leased, flex, and on-demand space into one portfolio view. It shows where the portfolio needs attention, where actual demand supports a commitment, and where flexibility makes sense. It also produces the finance-ready view leadership needs to approve the plan.

Transaction Manager supports workspace requirements from intake through sourcing, evaluation, and transition. Market data and side-by-side comparisons give teams a basis to negotiate their best outcome. Teams can work in the platform directly or with support from LiquidSpace services.

License Administrator manages flex agreement terms, costs, payments, and renewals, with market benchmarks to inform each renewal decision.

Together, these capabilities give CRE teams a single record of what the company occupies, where demand is emerging, what the market offers, and what each commitment is delivering.

"As more corporate portfolios move to flexible space, chosen by teams and individuals as needs change, real estate leaders need one view of leased and flexible space, with live availability and utilization, to keep pace," said Phil Kirschner, Founder of PK Consulting and creator of The Workline. "Organizations that build the culture and employee experience for workplace leaders and employees to respond to those options can adapt faster than their peers."
