San Francisco, Calif., — LiquidSpace today launched the MarketTide Value Index, a free monthly rate benchmark that shows what flexible workspace costs, market by market, around the world. Built for coworking and flex workspace operators and investors, the index provides market-level rates for private offices, coworking day passes, and meeting rooms helping operators see how their rates compare with the market.

For decades, hotels have relied on trusted industry benchmarks to understand how their rates compare with the broader market. Flexible workspace operators have lacked a similarly accessible reference. When opening a new location or adjusting rates, operators often piece together rate information from individual listings, competitors’ websites, and mystery shopping. Existing industry reports count flex locations or quote prime desk prices for a few dozen major cities, but market-level rates with published confidence and ranges have not been available.

“Operators have been asking us the same question for years: what does flex workspace cost in my market?” said Mark Gilbreath, Founder and CEO of LiquidSpace. “The industry has gotten very good at counting buildings, but operators need more than a count of locations. They need to understand what space is worth. MarketTide gives them that reference, updated every month and free to use. We don’t operate flex space or compete with operators for members. Our success depends on helping their markets grow.”

MarketTide measures market rates for private offices per seat per month, meeting rooms per seat per hour, and coworking day passes per day – and publishes them monthly. Anyone can explore rates through an interactive map, compare the highest- and lowest-rate markets, and see how private office rates vary by office size.

Every rate on MarketTide identifies its source: published market rates, a model built on public statistics, or both. Each rate carries a confidence tier and an 80% range. MarketTide’s Methodology page also publishes model accuracy, including a median error tested before every release.

Operators with at least one live venue on LiquidSpace receive expanded market intelligence at no cost: private office rates by office size, day pass and meeting room rate ranges, and county- or district-level comparisons. Operators can access detailed data for markets where they have a live venue.

The October 2026 index covers 909 markets in 39 countries and shows wide differences in flexible workspace rates. Among Verified U.S. markets, San Jose has a private office rate of $634 per seat per month, compared with $373 in Pittsburgh, 70% higher. The findings show how widely rates vary between markets and the value of a consistent reference for operators.

For operators evaluating expansion opportunities and managing pricing across existing locations, access to reliable market data can inform both investment and revenue decisions.
